Repaired toilet,replaced expansion tank and relief valve
Troubleshooting boiler found bad pilot valve.Ordered from webb,also need to repair leak on 11/4 return line for second floor unit
No heat for the administrators offices. We found the inducer motor to be seized at the rooftop unit. Came back with a new motor, gasket and replaced it. Unit is running good now.

I started off with cleaning the Lennox outdoor mini split. I washed the coil with water from the inside out. I cleaned the outside of the unit with soap. I then went inside and I cleaned the indoor head with hot water and Dawn soap. The filter was very clean. I ran a temperature test and the air coming out was 105°. Everything looked perfect.
Maintenance performed on your Armstrong air nautral gas furnace. Everything was gone through and no repairs were found to be needed.
Maintenance performed on Teledyne Laars Mini-Therm boiler. I removed the burners and cleaned them. I inspectedthe heat exchanger and it showed no signs of leaks. The gas pressure and combustion readings were good. All of the boiler components looked good as well and do not need replacing. The only thing that needs to be replaced is the draft hood as it is heavily corroded.
I started off with cleaning the burner tubes. I then vacuumed out the burner box and vacuumed off the boiler as well. Next, I checked incoming and manifold natural gas pressures, everything look good. I performed a sniff test to make sure there was no gas leaks. Lastly, I looked over the boiler accessories. The relief valve looked good and operated properly. The expansion tank and high vent need to get replaced as well as the draft hood. The gas line has a grease pack valve and should be replaced at some point.

We found the furnace condensate drain line to not be draining because of a loose seal causing the inducer to suck air through the drain line, creating a vacuum. We fixed the line and tested the drain and it is working. While we were here we noticed many code violations on the water heater. The vent is a major safety hazard and needs to be corrected. The gas line has no drip leg. The tank has no mixing valve. The gas line has an unapproved hanger.

The maintenance on your Lennox furnace for unit 42-C went great. There are no recommended repairs at this time. We will bring a replacement filter whe we come back to fix the vent on the other boiler.

The maintenance was completed on both Buderus natural gas boilers. Everything went well. The expansion tank for the second floor system needs replacing, the first floor/ basement system needs 2 new hyvents and a new relief valve. We also noticed two old grease pack gas valves that should be replaced. We made separate estimates for all repairs. Thank you!
The maintenance on your Lennox natural gas furnace went well. I recommend replacing the inducer motor due to a noise that it makes when running. It sounds like the bearings are failing. I recommend replacing the burners because they are corroded on the end and could cause issues with ignition. I recommend cleaning the ductwork on the first floor.
