I started off with checking out the indoor unit. I checked all electrical connections and they looked good. The filter was new and not restricted. I turned the fan on from the thermostat and the blower ran good. I connected my pressure gauges to the outdoor unit and turned on the heat. I noticed the pressures were getting very high. I put the system in cooling mode and found the pressures to operate perfectly. I turned the thermostat back on to heat mode and once again the pressures were high. After talking to my service manager we decided that the outdoor metering device is not working as it should. After final testing, we are confident that the metering device is being restricted. The metering device needs to be replaced for the system to operate properly. I let the client know that I would not recommend running the heat in heat pump mode. We will be reaching out with an estimate for repairing the system.

The GSMS HomeClub heating visit went great today. Your Lennox natural gas furnace is still running strong. I noticed the drain connector in the humidifier was broken. I do not have one on my truck. The drain is also dirty and should be replaced. I replaced the aprilaire humidifier pad as well. The air bear air filter still looked good so I did not replace it.

I performed a gas leak test and found there to be a leak. I located the leak and replaced the fitting. While replacing the fitting I noticed a lot of the connections were loose. I disassembled the piping to the gas stove and refitted everything. The 1” going inside from the meter was also loose, I corrected that as well. I performed a final pressurized gas leak test and it passed. The homeowner mentioned air noises in their baseboard. I noticed that the boiler pressure was 0psi, the auto fill valve was seized, and that the hyvent was leaking. I’d recommend replacing the 2 hyvents, combination auto fill and backflow valve, expansion tank, and relief valve. I also found the expansion tank on the water heater to be failed and installed incorrectly in the horizontal position. The water heater needs a mixing valve and vacuum breaker in order to be brought up to code. I checked the incoming water pressure and it is 100psi so you need a pressure reducing valve installed. The Buderus oil boiler required deep cleaning, new nozzle, electric, pump strainer, and fuel filter. Boiler smoke pipe removed and cleaned. Draft and combustion adjusted to meet manufacturer specified readings. We replaced the relief valve as well. All AC units were maintained. New airlifts in all 3 air handler. Both HRV systems were cleaned and new filters. The basement mini split was maintained as well. There are no recommended repairs to be completed. Thank you.

The maintenance on your Gibson natural gas furnace went well. I had to adjust the medical gas pressure slightly. I cleaned the condensate trap as well as the condensate pump with cleaner. The air filter that is currently inside of the filter box is the wrong size, the correct size filter is a 20 x 25 x 5“ Filter by the brand Trion air bear. The maintenance on the Fujitsu mini split went well. I tested the refrigerant levels and they were right where we like to see them when the unit is operating. I cleaned the indoor unit and the outdoor unit. I believe the issue you had with the cooling and dry mode is that the remote was set in energy saving mode which alters the capacity and temperature setpoints at which the unit will operate at. I turned off the energy saving mode via the button on the remote. I also replaced the batteries in the remote.

I washed all the coils with Dawn soap and water. Then rinsed off the coils with hot water. I vacuumed all the filters off.

I started off with washing the 3 units on the roof. All I used was water, they were very clean. I checked the wiring on the heat pump. I went inside and I checked the furnace wiring and it was good. I cleaned the AC trap with orange cleaner. I went to change the filter but we don’t have anymore 20x25 in stock. I checked the system pressures and this is the results I got, 107 suction and 257 liquid with a 21 super heat and a 6.5 sub cooling at 70 degrees. Everything looked good to me.

The maintenance on your Lennox furnace went great. There are no repairs that I would recommend at this time. However, I would recommend receiving an estimate from us for a system replacement as your system is 18 years old. This way you’ll have a price to consider when you want to replace your system and be proactive. When checking the humidifier, I found that the humidistat was broken and would not turn on the humidifier. I replaced the humidistat and tested the operation to ensure that it was functioning properly. I replace the humidifier pad and your air filter. Thank you.
