Job Locations and Reviews
I started off with inspecting the kitchen sink. I looked for any signs of corrosion or leaks and everything looked very good. Next, I went to the three bathrooms. The bathroom on the first floor everything looked and operated good. The bathroom upstairs with the tub, the toilet would run for a couple minutes after flushing. The other bathroom with the stand up shower the sink drain looked like it had some buildup on the threaded connection. I took pictures of the toilet and the sink drain for our plumbing team to take a look at. Everything else in the two bathrooms looked and operated good. Next, I went downstairs and inspected all of the pipes in the boiler room for corrosion or leaks. I didn’t find any leaks, but I did find the relief valve on the water storage tank to be dripping. I took a look at the water meter and everything looked good there. I did find under the oil tank to be a little wet. I attached photos of the toilet, drain and oil tank. Lastly I checked the washer machine

After doing a few test, I found that the thermostat upstairs that we installed last year was faulty. I was going to replace it with the same generation three thermostat, but they didn’t have any in the color that he had. I upgraded to the generation four nest thermostat.

I started off with checked the air filter on the furnace. It looked new. The client said she replaces it every 3 months. Next I cleaned the flame sensor in the furnace. I inspected all of the wiring and everything looked good. The burners looked very good, no rust buildup. I checked the capacitor and it was in spec. Onto the gas portion I started with checking the incoming gas pressure and it was good. The outgoing gas pressures to the burners had to get adjusted a little bit. I started out with 3.75 inches water column and adjusted it to the desired spec of 3.50 inches water column. I checked the gas ports after tightening with an electric gas detector to make sure there were no leaks. Lastly I used the combustion analyzer to check the oxygen, CO2 and the CO, every thing looked good.
First, I started off with removing the filters and vacuuming as much as I could off. Next, I sprayed the filters with hot Dawn soap water and did four thorough rinse throughs with hot water. Next, I took all of the plastic covering off of the unit. I spayed the coil with hot Dawn soap and let that sit for about 30 minutes. While that was sitting I cleaned the blower wheel with hot water. I used hot dawn soap as well and did four thorough rinses. I took off the drain pan and cleaned all the gunk out of that. I then pulled off the drain line and cleaned that out and ran hot dawn soap through it. I then cleaned the soap off of the coil with hot water. Lastly, I cleaned all of the plastic body with a wet rag and then put the unit back together.
Fix FA1 leak. Take down info for fancoil units that need to be quoted to be replaced.

Meeting with facilities and executives to discuss leak and measures going forward. Time spent diagnosing humidity issues. Time spent testing chilled glycol loop dilution. Time spent arranging glycol reintroductiong after discovering no glycol in chilled water loop.

I was called to come out to a major water leak in the admin office. There were two fan coil units that had a burst on their chilled water coil. The original facilities personnel had shut off multiple valves in the mechanical sub basement. Our goal was to isolate the leaks, so we began opening up valves until we found the chilled loop that served the failed coils. We found the loop and were able to isolate just the two coils using the service ball valves. This allowed us to keep that chilled loop online for the other units that it services. While I was in the basement the coil on FA-7 burst. I was able to isolate that coil with the butterfly valves. Bill and I were able to look at the trends and came to a conclusion that the issue was caused by the Glycol HW coil not functioning properly due to the 3 way valve malfunctioning. We added glycol to the loop and retested. That glycol system is rated down to 1.4F. We will come back Friday to figure out the repairability of the damaged coils.
I started off today replacing 6, 20x20x1 filters for the indoor return ducks. The client was noticing that the indoor Goodman furnace didn’t seem to be heating as well. When I got to the unit, it was running. The filter was really dirty so I replaced it with a new 20x25x2 filter. I checked the capacitor and it was a little out of spec. I then pulled flame sensor and cleaned that as well. I checked all the wire connections and everything looked good. I cycled the unit a few times and it was operating as it should. I noticed the heat exchanger was leaking. I talked to the client at the end and told him about the leaking heat exchanger. I also noted that the unit is undersized and from 2012.

Wired in all common wires for nest thermostats. Installed battery thermostat for third floor since no common wire was present. We verified proper operation of all zone valves.
I started off with removing the old condensate drain line. I replaced the hose adapter that sits in the bottom of the humidifier box. Next I ran the drain line. I used a copper hose clamp to secure it and to pitch the drainage. I ran some water through the line to make sure there was no leaks and that it flowed correctly. Lastly, I reconnected the humidifier and turned on the furnace.
Today I started off with replacing the air handler blower motor. I tested the blower motor from the thermostat control without running the heat at first. The blower motor turned on and off properly, no short cycling. Next I went outside and I connected my gages to the unit and ran it in heat pump mode. I noticed the refrigerant level looked a little high so I removed a few ounces. I cycled the unit on and off heat mode about six times. I was reading a temperature split of 12° and was getting 84° supply air. Finally, I put the system into cooling mode twice and back in the heat mode and everything operated correctly. We have to come back in the spring time to adjust the TXV valve.
Add two supplies into Robbies room. A return needs to be added to the ceiling in the hallway because whoever remodeled the apartment removed the return duct from the hallway. The return appears to be in the attic space which is dangerous with the venting being in the same space. It could effect venting of the common vent. A means of access needs to be provided from Robbie's room for the return duct installation. A large opening on the upper wall above his bed that will allow for access to the rear of the unit. A contractor or George will need to be hired to cut the access hole. Ideally a 4' by 4' entrance into the space.
I replaced old supply ducting, fire boarded old penetrations, and sealed them with fire caulk. I also hooked up a new supply run off of a fan coil unit for a conference room.
Plumbing installation at a residential home. Replaced the faucet in the master bathroom and installed a new toilet. Upon completion, both were tested to ensure proper installation and functionality.
Rinnai water heater flush. The flush will help remove built-up sediment, ensuring optimal performance and longevity. Cleaned the air intake screen. Measured water temp in the kitchen sink at 118 degrees.

Furnace repair. Fixed one stage of heat on the rooftop unit. There is a problem with the pilot ignition of the first valve. We got the building running and will need to come back to further investigate the issue. Dan is going to let me know if his guy cannot make it out on Friday.
Upgrade existing tank-style hot water heater that provides the home with hot water with our Rinnai tankless water heater. This model features our crossover valve which helps to provide hot water quicker to the fixtures. Rinnai will be placed in location of existing tank. We will use existing penetration for the current vent. We will add a second penetration which will serve as the fresh air vent for the new system.
Thermostat installation. Ensured all wiring was connected securely and correctly. Before leaving, the system was tested for proper functionality.
