Granite State Mechanical Services is the only plumber you will ever need! Friendly, knowledgeable, trustworthy and reliable! They do annual maintenance but also remodels. I first met Mark in 2007, when he worked on my kitchen remodel and added air conditioning to my home. We were so happy with the work, we started using GSMS for our annual service. Since then the business has grown to include his sons. Any plumbing issue I have I get immediate service. You can’t go wrong with GSMS!

Replace mixing valve on water heater and replace the toilet tank flapper that constantly runs.

Drain down tube exhanger for glycol loop #2. Flush water through system. Refill loop with glycol. Purge air. Let system run. Test dilution with refractometer. System is protected down to -4 deg F freeze and approximately -40 deg F burst. We recharged air into expansion tank to match the system operating pressure. Make adjustments to help with humidity issues.

I started off with turning on the Haier mini split heads upstairs. After a few minutes of them running, they both came up with a F1 error code. I then went outside to take a look at the unit. I found there to be a lot of ice built up on top and around the unit. I called into tech-support to find out what was going on with the unit. After doing some testing, we found it to be a bad PCB board outside. Tech-support recommended replacing the inverter board and PCB board together.

Add a supply duct and register into Robbie's room. A central return with a filter grill will be added to the ceiling in the hallway because whoever remodeled the apartment removed the return duct from the hallway. The return is in the attic space which is dangerous with the venting being in the same space. 14x24x1 filter size.

Replace buried oil line with new coated oil line. Install tigerloop to oil delivery system. Check for leaks and start system. We noticed that the furnace is short cycling due to an undersized return duct design. We surpassed the NTE so we did not perform the other requested tests.

Installation of a single-zone mini-split system to serve the basement area; based on the understanding that the basement will be finished off. Indoor unit placed in nook of basement by workout equipment, centered on wall. We will add 1/2" plywood backing to "stand" the unit off of the wall for future drywalling to but up on the sides. Drain will gravity feed outside to the exterior with 3/4" PVC. Line set will follow along HVAC trunk to reach exterior unit location. Outside unit will be placed next to existing central system unit. Ground will be leveled off with cement block to make a retaining wall for the unit to sit on. Electrical circuit added to support new system. Existing exterior outlet is already in place to meet code. Also adding an option to install a whole home air purifier for your central system to provide clean and healthy air. This is at a discounted rate as we will already be present installing the mini-split system.

Diagnosed a loose wire. Found the circulator to be receiving power but not running. We replaced the pump, relief valve, and expansion valve. We found the flue pipe needs to be replaced. We will come back tomorrow to replace.
Plumbing review

I started off with inspecting the kitchen sink. I looked for any signs of corrosion or leaks and everything looked very good. Next, I went to the three bathrooms. The bathroom on the first floor everything looked and operated good. The bathroom upstairs with the tub, the toilet would run for a couple minutes after flushing. The other bathroom with the stand up shower the sink drain looked like it had some buildup on the threaded connection. I took pictures of the toilet and the sink drain for our plumbing team to take a look at. Everything else in the two bathrooms looked and operated good. Next, I went downstairs and inspected all of the pipes in the boiler room for corrosion or leaks. I didn’t find any leaks, but I did find the relief valve on the water storage tank to be dripping. I took a look at the water meter and everything looked good there. I did find under the oil tank to be a little wet. I attached photos of the toilet, drain and oil tank. Lastly I checked the washer machine

After doing a few test, I found that the thermostat upstairs that we installed last year was faulty. I was going to replace it with the same generation three thermostat, but they didn’t have any in the color that he had. I upgraded to the generation four nest thermostat.
