Replacement of existing system with a new GSMS system to provide cooling to the home. Refrigerant line set replaced completely - hole through foundation will be sealed up with cement patch and new penetration made through sill plate. New Ecobee wifi thermostat installed for the first floor zone to provide control of the system zone from wifi/app. Other zone will be replaced with a standard programmable thermostat similar to existing setup. New zoning module with two zone dampers will be installed for efficient system performance. Existing poured concrete pad will be re-used for new condensing unit. Floor drain condensate pump will be removed and replaced with a standard condensate pump that will pump into the washing machine drain.

Upgrade the existing gas furnace and standard A/C unit with our GSMS high-efficiency gas furnace and hybrid heat pump system. Fresh air will be added to allow the new system to breathe, taking into consideration the furnace will be located in a future mechanical room. Zoning will be added to the system to separate out the main floor from the primary suite - consisting of the office, primary bedroom, and primary bathroom/closet. This will allow for better airflow and temperature control. Outside unit will be positioned in same location as current unit. Since it is a heat pump, it will be elevated off the ground using our heat pump risers.

Oil boiler not running. I diagnosed the issue as the transformer blew on aquastat relay. Replace and test operation. Thank you!

Smell coming from oil furnace. We will come back and replace the nozzle and replace the rope gasket on the boiler door. I completed combustion test on it and it is firing safely, however we will be back quickly.

No hot water. Upon arrival I found the pilot flame to be out. I lit the pilot and checked the reading from the thermopile. I got a good reading. I believe there must have been a strong down draft that blew out the pilot. I stayed for about 40 minutes to ensure the water heater did not shutoff. I also noticed the expansion tank is failed.

Today we replaced the relief valve on the water heater that was leaking. We also serviced the oil burner on the waterheater. New nozzle and pump strainer. We also replaced the oil tank filter. Everything looks great. Thank you!

Furnace maintenance went well. New air filter and humidifier pad. The boiler maintenance went well also. The only part that needs to be replaced is the expansion tank. The whole home expansion tank for the potable water is failed as well.

I started off with washing the indoor coils with hot Dawn soap water. I cleaned the filters with Dawn soap as well. I cleaned the frame and the louvers of the unit. I then went outside and I cleaned the outdoor coil with water from the inside out. I checked electrical connections and everything looked good. I ran a supply temperature test and I got 125°.

The maintenance on your Lennox propane, furnace went great. There are no repairs that were found. We replaced the air filter. The humidifier needs to be replaced due to a failed part and the age of the humidifier itself. I replaced the water sediment filter. Thank you.
