Trouble shoot HW recirculation line that is pushing HW into CW pipes. We narrowed it down to shower valve upstairs. I also replaced the comdensate pump that wasn't working. Thank you!

During our recent summer maintenance walkthrough at the 8 Kelly facility, we identified that the building's 80-gallon electric water heater is actively leaking and showing severe signs of rust and corrosion. At 9 years old, the unit has exceeded its reliable lifespan and warranty period, requiring immediate replacement to prevent further damage. In addition to the tank failure, we noted significant calcification and mineral buildup on the existing plumbing fittings. To protect the new tank and ensure the building is receiving optimal water quality, we have collected a sample for comprehensive testing by Nelson Analytical. Because the leak requires immediate action, we will proceed with the tank replacement now. Once the test results return (typically within 2-5 business days), we will review them with our water quality division and follow up with any necessary long-term treatment solutions to ensure your new tank achieves its maximum lifespan. Because your current system has suffered a refrigerant leak, we will completely remove the old equipment and replace it with a highly reliable Mitsubishi 2-zone ductless system. Based on our load calculations, your current capacities are perfectly sized for the spaces. Installation of a stand-alone dehumidifier rated for crawlspaces. Unit will be installed in crawl with a condensate pump which will take moisture away from the air and transfer it through a condensate pump to the outside. Outside, a 3/4" PVC drain line will be seen to dispose of the moisture. Unit will sit on blocks. Unit will require 120V standard outlet. We can coordinate with our electrical team, listed as a line item, or you can hire your own electrician to install a outlet for use.

Water leak in basement by the water heater was actually from the toilet upstairs. It had a very bad waste water leak at the toilet flange connection. I pulled the toilet and disinfected everything. I then reset the toilet with new hardware and a new gasket. I flushed it multiple times and it is not leaking.

Today I assessed the existing water treatment system. Also, I took a comprehensive + radon water test. Once we receive the results from the laboratory, we will report back to you with the results.

Replace the fan blade and condenser metal top + fan guard that was damaged by ice. These are special order from the factory, so lead time will vary. For the wine cellar, we cannot source / make a custom drain pan. We will provide you with an estimate to install a dedicated Mitsubishi low-static air handler unit in our commercial P-Series unit to deliver reliable chiller cooling. That estimate will be sent over separately.

Add 2 pipe hangers to 4" cast waste line. Replace outdoor spigot. Replace kitchen faucet. Cutout old water main shutoff and replace with ball valve.
