I performed a thorough inspection of the boiler to identify any areas that needed repair. I cleaned the system and performed a safety check to ensure the boiler was operating at peak efficiency.

Replace boiler expansion tank and whole home expansion tank.
No hot water. Upon arrival I found the pilot flame to be out. I lit the pilot and checked the reading from the thermopile. I got a good reading. I believe there must have been a strong down draft that blew out the pilot. I stayed for about 40 minutes to ensure the water heater did not shutoff. I also noticed the expansion tank is failed.
Today we replaced the relief valve on the water heater that was leaking. We also serviced the oil burner on the waterheater. New nozzle and pump strainer. We also replaced the oil tank filter. Everything looks great. Thank you!
Furnace maintenance went well. New air filter and humidifier pad. The boiler maintenance went well also. The only part that needs to be replaced is the expansion tank. The whole home expansion tank for the potable water is failed as well.
I started off with washing the indoor coils with hot Dawn soap water. I cleaned the filters with Dawn soap as well. I cleaned the frame and the louvers of the unit. I then went outside and I cleaned the outdoor coil with water from the inside out. I checked electrical connections and everything looked good. I ran a supply temperature test and I got 125°.
Pm on oil furnace,replaced air bear filter
The maintenance on your Lennox propane, furnace went great. There are no repairs that were found. We replaced the air filter. The humidifier needs to be replaced due to a failed part and the age of the humidifier itself. I replaced the water sediment filter. Thank you.
Replace flame sensor and exhaust coupler for attic furnace. Install wet switch safety shutoff in overflow drain pan of attic furnace. In the event of a leak this switch will shutoff the thermostat to prevent water damage from escalating.
Water was leaking out of stand pipe in basement that drain water softener and condensate from furnace. Determined line to septic was blocked. Open entry point to septic and unclogged pipe. Septic should be pumped
Replaced 1/2 x 3/8 brass coupling
Replace furnace inducer motor vent coupling.
Today I completed a furnace maintenance on each propane furnace. Both systems looked great and passed all of the check points. The furnace in the attic needed a new capacitor for the blower motor so I replaced it . Each furnace had it’s air filter replaced as well. Both systems are ready for another winter of heating. Today I completed a furnace maintenance on both Concord propane furnaces. The furnace in the basement had a humidifier on it which hadn’t been serviced in what looks like years. I disassembled the humidifier and thoroughly cleaned it. I replaced the humidifier pad. I adjusted the propane, gas pressure to your house as it was set higher than what I’d like to see. The furnace in the basement will need a new secondary pan gasket, new inducer motor, and a new exhaust coupler. The furnace in the attic will need a new furnace coupler and flame sensor. Thank you!

We replaced your AirBear MERV8 air filter and humidifier panel for your AprilAire model 700 humidifier.
The no heat was caused by a shorted transformer. This transformer powers the zone panel for the first floor system. I replaced it with a new one and the system is operating again. Thank you!
The planned GSMS Homeclub Water heater flush and plumbing inspection went great. I would replace the shut off valve to the water heater next year when we do the maintenance again.
Replace supply valve and install new supply hose. Checked for leaks.

Everything went well with the furnace maintenance. The furnace needs a new inducer coupler and the secondary heat exchanger pan needs to be removed and have a plug tightened on it. The seal on the plug fails and condensation is dripping out of it. This is a very common problem on these furnaces. I will send an estimate to perform both repairs. As far as I could see, the humidifier wiring looks good and checked out. It did need a new water media so I replaced it and vacuumed the housing.
Everything went great. Needed new relief valve and auto fill valve. Purged all zones of air.
