I called Rinnai tech-support when I got to the clients house. We ran through a couple tests while we had the hot water on and we were not able to recreate the problem it was having. We did find there to be a stored error code, code 10, which possibly indicates that the burners are dirty. I talked to the client and we are going to go through with cleaning the burners out.

There is an issue related to the controls with humidity in FA-2. I looked over the trends and took tests on the unit and mechanically everything looks to be working as it is supposed to be. I reccomend calling ECNH to look at the issue as it seems like in the trencds the humidity changes are aggressive when there is an issue.

FA7 chilled water coil burst during winter freezeup. I repaired a total of 37 leaks on the coil. Approximately 25 were major bursts and the remaing were unnoticeable to the eye. It passed a pressure test. I filled the coil back up with water, purged the air with the new vent. I then shut the isolation valves to keep the coil under water pressure. We will be back on site in two days to examine the coil and ensure there are no more leaks. We will then reassemble the air handler and get it turned back online.

I found the furnaces high limit safety switch to be broken internally causing it to sometimes work and others not. I also noticed that the air filter was very dirty causing there to be a high temp rise. I replaced the 20x25x5 air filter and replaced the high limit switch. I cycled the furnace multiple times and it was operating as it should. I started off with a 70° temp rise and after replacing the filter it is around 55°. I noticed also that the flame had a lot of yellow in it so I checked the manifold gas pressure and it was low. I adjusted the gas valve to manufacture specifications.

Replaced the power control board and the inverter board. After replacing the 2 boards the F1 error code still came on. I called into tech support to diagnose it further. I would like to talk to you whenever it is convenient for you so I can explain what I found and what your different options are.

Replacement of existing 40-gallon atmospheric gas-fired water heater with a 40-gallon electric water heater. Replacement due to failed expansion tank causing relief valve to drip. However, the status of the chimney being lined is unknown. I recommend that the client complete a chimney inspection to confirm the chimney's health. New water heater will be installed in the back left corner of the utility room as discussed. Electrical circuit will be installed from the panel to the new heater. Since it is in the same room, the circuit breaker serves as a means of disconnect. Optional line item to install a drain pan and emergency shut off valve to protect the basement from leaks. We will also complete our performance maintenance of the gas-fired steam boiler, including inspecting all the air admittance valves to determine the cause of the air issues.

Use duct brush vacuum to clean all supply ductwork in the entire home. All supply duct takeoffs and both main supply trunks. We got quite a bit of a thin layer of dust off of all pf the ducts.

Granite State Mechanical Services is the only plumber you will ever need! Friendly, knowledgeable, trustworthy and reliable! They do annual maintenance but also remodels. I first met Mark in 2007, when he worked on my kitchen remodel and added air conditioning to my home. We were so happy with the work, we started using GSMS for our annual service.
